Services

Casa Xaman provides luxury vacation rental services for a private villa located in Puerto Aventuras, Riviera Maya, Mexico. Our services include property rental, staffed hospitality services (chef, housekeeping, concierge), and coordination of experiences and amenities.

Booking and Reservations

All bookings are subject to availability and confirmation. By submitting a booking inquiry:

• You confirm that all information provided is accurate and complete
• You agree to receive communications regarding your inquiry and potential booking
• You understand that submitting an inquiry does not guarantee availability
• You acknowledge that rates are subject to change until a booking is confirmed with a deposit

Specific booking terms, cancellation policies, payment schedules, and house rules will be provided in your Guest Rental Agreement upon booking confirmation.

Guest Requirements

To book Casa Xaman:

• The primary guest (Party Leader) must be at least 25 years of age
• A valid government-issued ID is required
• A signed Guest Rental Agreement is required before check-in
• All guests must be disclosed prior to arrival

SMS Communications

By providing your phone number and consenting to SMS communications:

• You agree to receive text messages from Casa Xaman regarding appointments, bookings, and related updates
• You understand that message frequency varies based on your interactions
• You acknowledge that message and data rates may apply
• You can opt out at any time by replying STOP
• You can get help by replying HELP or contact us at [email protected]

We will not share your phone number with third parties for marketing purposes.

Carrier Liability Disclaimer: Carriers (including but not limited to T-Mobile, AT&T, Verizon, and others) are not liable for delayed or undelivered messages. Message delivery is subject to effective transmission from your wireless service provider and their network coverage.

Age Restriction

You must be at least 18 years of age to use our website, submit inquiries, or consent to SMS communications. The primary booking guest must be at least 25 years of age. By using our website and services, you represent and warrant that you meet these age requirements.

Payment Terms

Payment terms will be specified in your Guest Rental Agreement and typically include:

• A deposit to secure your reservation (typically 50%)
• Balance due prior to arrival (typically 30-60 days before check-in)
• A security deposit may be required
• Accepted payment methods: credit card, bank transfer

Cancellation Policy

Cancellation terms will be specified in your Guest Rental Agreement. Generally:

• Cancellations made 60+ days before arrival may receive a partial refund
• Cancellations made within 60 days of arrival are typically non-refundable
• Travel insurance is strongly recommended

House Rules

Guests agree to abide by all house rules provided in the Guest Rental Agreement, including but not limited to:

• Maximum occupancy limits
• No unauthorized events or parties
• Quiet hours and community guidelines
• Proper use of amenities and equipment
• Respect for staff and neighbors

Liability

Guests are responsible for any damage to the property or its contents caused during their stay. Casa Xaman is not liable for:

• Loss or theft of personal belongings
• Injuries occurring on the property (guests assume inherent risks of activities)
• Circumstances beyond our control (weather, natural events, utility outages)

Website Use

When using our website, you agree to:

• Use the website only for lawful purposes
• Provide accurate information in all forms and communications
• Not attempt to interfere with the website's functionality
• Not copy, reproduce, or distribute website content without permission

Intellectual Property

All content on this website, including text, images, logos, and design elements, is the property of Casa Xaman and is protected by copyright and other intellectual property laws. You may not use our content without written permission.
